1. Build a simple maintenance calendar grouped by season and by month, covering the systems I listed plus common safety checks (smoke and CO detectors, dryer vent, fire extinguisher).
2. For each task, give one line on why it matters, roughly how long it takes, whether it's a DIY job or one to hire out, and any part or supply to have on hand.
3. Mark the handful of tasks that prevent the most expensive problems.
4. Set up a reminder at the start of each month listing just that month's tasks, and keep it short.
5. Ask me which tasks I already do so you can leave them out.
Keep it practical, and tell me plainly when something should be done by a licensed pro.
